In Motion: The Agent’s Pre-Walkthrough Playbook
In Motion: The Agent’s Pre-Walkthrough Playbook
A still photograph forgives a lot. A video walkthrough forgives nothing. Every open door, every sightline, every hum of an appliance becomes part of the story the moment the camera starts moving. For agents preparing a listing for a video walkthrough, the goal isn’t just a clean house — it’s a space that performs beautifully in motion.
Here’s how to set the stage before we ever press record.
Think in Paths, Not Rooms
Photography captures a room. Video captures the journey between rooms. Before the shoot, walk the intended route yourself — front door to entry, entry to kitchen, kitchen to living space, and so on. Ask:
- Are doorways and hallways clear enough for a smooth glide shot?
- Do sightlines lead the eye naturally from one space into the next?
- Are there any obstacles — ottomans, rugs, pet gates — sitting in the natural walking line?
A home that flows well on foot will flow well on camera. That flow is exactly what buyers are trying to feel when they watch a walkthrough instead of scrolling static photos.
Open Everything, Then Open It Again
Doors, cabinets, drapes, blinds — video reveals a home’s openness in a way photography can only imply. Before the crew arrives:
- Open all interior doors to their natural resting position, ideally tucked against a wall out of frame.
- Draw back curtains and raise blinds fully to let natural light pour in and to reveal window views.
- Leave closet doors closed unless staged intentionally — a glimpse of clutter can undercut an otherwise polished frame.
Silence the Noise
Video captures sound as much as sight, even if the final edit is set to music. HVAC systems, ceiling fans, dishwashers, televisions, and chatty pets can all interfere with a clean take. Turn off anything that hums, buzzes, or barks, and ask anyone in the home to step outside during filming.
Stage for Movement, Not Just for Stillness
Traditional staging prepares a room to look good frozen in a frame. Video staging prepares a room to look good as the camera passes through it at eye level and in motion. A few adjustments make a measurable difference:
- Fluff and square up pillows, throws, and linens — static wrinkles are far more noticeable in a slow pan.
- Turn on all interior lighting, including lamps, even during the day. Layered light reads beautifully on camera and softens shadows created by movement.
- Remove personal photos, mail, and toiletries from every surface the camera might glide past, not just the ones it will linger on.
Clear the Driveway and the Curb
Many walkthroughs begin outside and move inward, meaning the exterior isn’t just an establishing shot — it’s part of the choreography. Move vehicles, trash bins, hoses, and toys well out of frame before the crew arrives. A clear approach sets the tone for everything that follows.
Brief Everyone in the House
Nothing disrupts a walkthrough faster than a surprised tenant, a curious contractor, or a delivery mid-take. Confirm in advance:
- Who, if anyone, needs to be present during filming
- Whether pets should be relocated for the duration of the shoot
- That all parties know the approximate shoot window, so the home stays camera-ready until the crew leaves
Trust the Choreography to the Professionals
Once the space is prepped, the rest is craft. A well-executed video walkthrough isn’t a series of clips stitched together — it’s a deliberate sequence of movement, pacing, and light designed to make a buyer feel like they’re already living in the home. That kind of storytelling comes from experience behind the lens, not just a well-staged room.
The agents who prepare a listing with movement in mind — clear paths, layered light, quiet spaces, staged flow — consistently see the difference in the final product. It’s the gap between a walkthrough that simply documents a property and one that sells it.
